What qualification do Swiss employers expect from real estate agents?
Usually the federal professional certificate as a real estate marketer, complemented by valuation and legal knowledge.
The profession is not a protected title in Switzerland, but in practice most marketing departments require the Real Estate Marketer with Federal Professional Certificate, or at least the corresponding course at a school affiliated with SVIT or USPI. State the title exactly as it appears on the diploma, and place it in the headline directly under your name. If you are still completing the professional certificate, note the expected exam date - this is common practice and is not viewed negatively.
Additional qualifications are effective if they match the mandate type: Certificate of Competence in Real Estate Valuation, certificates on condominium ownership and regulations, courses on real estate capital gains tax and property transfer tax, or a CAS/MAS in Real Estate Management from a university of applied sciences. For candidates from a banking background, mortgage and affordability calculations are an additional selling point. List these items in a separate Certificates section with the year.
Foreign diplomas should be noted with a reference to recognition or an equivalency assessment, and your residence status should be stated at the top of the CV. Also do not forget your category B driving licence and the availability of a vehicle: without mobility for viewings and valuation appointments, the job is not feasible in many regions.
How do I describe my professional experience as a real estate agent convincingly?
Through volume, transaction figures, marketing period and closing rates rather than task lists.
Start each position with two lines of context: market area, property types (single-family houses, condominiums, investment properties, commercial) and mandate type. This should be followed by three to four achievements with figures: transaction volume in CHF, number of closings per year, average marketing period in days, sole agency mandate rate, deviation between asking and closing price, and commission income. A sentence like 'CHF 52 million volume with 62 transactions and an average marketing period of 46 days' says more than half a page of task descriptions.
Show the whole process chain, as employers check closely where your strength lies: acquisition and valuation, marketing and viewings, or closing and notarisation. Mention specifically that you review land register extracts, easements, building right agreements, condominium regulations with value quotas, GEAK data and zoning plans, and that you prepare purchase agreements with the notary's office. For international buyers, the Lex Koller review is part of this.
Avoid empty phrases such as 'customer-oriented' or 'strong negotiator'. Instead, substantiate these qualities: number of viewings per closing, referral rate, mandates won back after an expired third-party listing, or an off-market sale that came in 6% above the initial offer. For gaps or market changes, state the reason in one line - Swiss HR managers value this transparency.
How long should the CV be and does it need a photo?
Two pages, a professional portrait photo and a reference structure that matches Swiss conventions.
Keep the CV to two pages: header with place of residence, citizenship or permit, phone number and email, followed by profile, achievements at a glance, professional experience, skills, systems, education, certificates and languages. In real estate marketing, a photo is practically standard, as you are the face of the company towards owners - use a current, professional portrait in business attire, not a holiday snapshot.
Languages are a real selection criterion and should be stated with the CEFR level, not with vague phrases such as 'good'. In Zurich, Zug and Central Switzerland, German plus English matter most; in Bern, Fribourg and Valais, often German and French; in Geneva and Lausanne, French and English. Add where you actually use the language: valuation discussions, viewings or contract negotiations.
State your regional market knowledge explicitly - municipalities, cantons and property segments in which you have sold - as well as your network with notary's offices, banks, fiduciaries and developers. In Switzerland, references are usually indicated with 'References available on request'; work references are enclosed separately with the dossier. Save the file as a PDF with a clear name, for example CV_Luethi_RealEstateMarketer.pdf.
